Loan payments, interest and amortization explained

A monthly payment alone does not reveal the total cost of a loan. A useful comparison also considers term, interest basis, fees, extra repayments and remaining balance.

How the payment is formed

In a standard amortizing-loan model, the periodic payment remains level. Interest represents a larger share initially, while principal repayment rises as the balance falls.

What an amortization schedule shows

The schedule splits each payment into interest and principal and displays the remaining balance. This makes the repayment path and any smaller final payment visible.

Term and extra repayments

A longer term can reduce the regular payment but often increases total interest. Permitted extra repayments can reduce balance, duration and total interest.
